Who is the Owner on a Notice of Completion in a landlord/tenant situation? If the Tenant is the project owner building out their space and hiring the GC, and the Landlord is the property owner - who should sign the Notice of Completion as the Owner?
I rarely see a Notice of Completion on a private project. They are most commonly found on public projects, and they’re filed by the public entity. If yours is a private job, then don’t worry if a NOC is not recorded. If there’s no NOC then you have 90 days from substantial completion of the project to file your lien. I’m happy to answer any questions you have about this.
