Where does a sub need to go to release a lien in Wisconsin? Judgement ruled no money was owed.

a contractor filed a lien on our home using your service. We took him to court and the judgement was in our favor that no more money was owed. The lien is still showing up when our title company did a search. He is refusing to sign a satisfaction on lien form and says that your company needs to do this.

A mechanics lien claimant is the only one who can voluntarily release their own lien - regardless of whether they filed the lien on their own, through an online service, or through an attorney. So, when a mechanics lien claimant is forced to remove their lien, they are absolutely able to do that themselves. In fact, an online service provider, an attorney, or whoever else assisted in filing the lien can't take any action unless specifically directed to do so by the lien claimant. If a lien claimant wants to release their Wisconsin lien claim, they can begin that process through the Levelset platform here: Release a Lien. Or, they can download a satisfaction of lien claim template here: Wisconsin Full Satisfaction of Lien Form. And, obviously, they're free to draw up their own lien release document and have that filed with the county recorder's office.
