AN ADDITION TO MY CONDO IS FINISHED AND I AM GETTING A CONTRACTORS FINAL PAYMENT AFFIDAVIT SHOWING THAT HE HAS BEEN PAID IN FULL AND ALL SUBS HAVE BEEN PAID. SHOULD I THEN FILE A NOTICE OF TERMINATION

Filing a notice of termination is not mandatory, but is definitely an option that can sometimes be beneficial. If you wish to file a notice of termination, the required information to be included and steps to take are set forth by Florida Code § 713.132. Notice of Termination.

In addition to filing a notice of termination (of notice of commencement) as you noted, another step that can be taken to protect yourself against any potential future lien claims is to gather lien waivers from all project participants (of have your GC gather them from all subs / suppliers and provide to you).
