What's the Texas mechanics lien deadline, and is there a grace period for filing? Thank you.

Hello, First I want to thank Levelset for the ease of their program. I used you template to file a Notice of lien. I am not on day 86 and believe if the actual lien is to be filed I need to do on day 90 or is there a grace period? not sure please walk me through as if the day gets here then I will be using your services to file.

The Texas mechanics lien deadline acts unlike the deadline in other states. For mechanics liens filed in Texas, the deadline to file the lien will be based on the last day when labor or materials were furnished on the project. From that point, the deadline to file will be the 15th day of the 3rd or 4th month after the month during which the last work was done, depending on the project type. And, there are some additional timeframes that come into play depending on whether retainage will be liened.
