What type of lien can i put on my contractors house?

Pennsylvania

Hello…..I currently own a house in Philadelphia that i had fully renovated. The contractor assigned to job was getting paid through draw schedules and misappropriated funds in which there was several things he didn’t do but was paid for. After several verbal disputes the contractor disappeared.I would like to know can I definitely sue the contractor because i reached out to several lawyers that told me they can’t take my case?!

The filing of a mechanic's lien is a statutory privilege reserved for those who perform work to improve the value of a piece of land. You would not be able to lien your contractor's house, because (presumably) you did not have any agreement wherein he would pay you to work that you actually performed on his house.

If you successfully sue this contractor, you may be able to attach the judgment to real property that he owns, but you would not be able to assert any purported debt until you first secured that judgment.
