Hi! I work for an insulation company. We have a customer we completed many jobs for. We have reached out multiple times and have not received payment or a response from this customer. We then filed liens. What else can we do to collect money owed to us?
Unfortunately, a lien only serves to act as an encumbrance against property. If the owner of the property doesn't feel threatened by the lien, then the only avenue left is to sue to foreclose on the lien.
Once you satisfy your burden of proving the underlying debt, the sheriff will foreclose on the property, sell the property, and you will get paid that way. To be fair, I have never seen a case get that far. Typically once you sue for breach of contract and win that case, the customer will pay rather than allowing the property to be foreclosed.
