What is the next step once the mechanics lien was submitted?

We filed a lien on Nov 17, haven't heard what the next step is....

After a mechanics lien has been filed, and the owner has been served; the ball is in the owner's court to atttempt to resolve the payment dispute. At this point, claimants will need to keep an eye on their enforcement deadline. Which, in Arizona, is 6 months from when the claim was filed. 

 If a lawsuit to enforce the lien isn't filed within that 6 month period, the claim expires and is no longer enforceable. If a claimant is successful in an enforcement action, the judgment attaches to the property and could result in the foreclosure and sale of the property. Obviously this is a severe consequence for owners, which is why most mechanics liens don't have to reach the point of enforcement. However, sometimess it's necessary. 

There is one more additional/optional step claimants can take to increase the pressure on the property owners, they can send a Notice of Intent to Foreclose. Consider this a final warning letter notifying the owner that the debt is still outstanding, and if payment isn't made, a lawsuit will be initiated. If no payment is forthcoming, you may want to consult with an Arizona-based attorney to discuss enforcement.
