What is my role?

Your role is essentially a general contractor because you worked directly for the tenant. However, in VA if you are working for a tenant you may not have a right to a lien on the real estate but just on the leasehold. Without permission from the property owner/landlord to record a lien on the real estate there is only a right to lien the lease which has much less value than the land itself.
