If you've already filed your mechanics lien, there are a few additional steps that can be taken which tend to help force payment. Levelset discusses those in this article: The 4 Steps to Take After Filing a Mechanics Lien. As mentioned there, it's a good idea to make sure that everyone involved in the project receives notice of the lien filing. If the purchaser or title company can be found, then sending notification to those parties may be helpful - but it'd be common for a lien claimant to struggle to find out that information. Regardless, doubling down and making sure the owner has ample notice would be worthwhile since they'd need to disclose a mechanics lien filing before closing on the property. That means finding other ways to immediately notify an owner of the lien claim in addition to what's required by statute - like via email or phone call - could be productive. As for how to find out where the closing is taking place - I'm not entirely sure how a lien claimant might find this information. Potentially, a claimant could ask the seller or their attorney (if known) to obtain that info. But again - obtaining that information would likely be a challenge.
