Liens filed more than 90 after your work was completed may not be enforced under any circumstances. They are invalid and cannot be made valid. If an owner requests that you remove an invalid lien you should do so because the lien impairs the title to the property for up to one year before it expires. Under some circumstances you could become liable for disparagement of title damages.

Thank you this is very helpful. Do you recommend that I cancel all liens that were filed after the 90 day period? What if the permit is still open? We are still responsible for the job until the permit is closed out.

You should remove an invalid lien if requested to do so by the owner or someone on the owner's behalf. The permit's status is irrelevant.
