Notice of Commencement requirements can create a lot of confusion. In Florida, a Notice of Commencement must be filed by an owner or the owner’s authorized agent before actually commencing to improve any real property where the project exceeds $2,500. The Notice of Commencement must be filed in the clerk’s office and either a certified copy of the NOC or a notarized statement that it has been filed must be posted at the job site.
