What date to put in for "Date Labor or Materials Last Delivered"

Pennsylvania

PA requires a "Date Labor or Materials Last Delivered". The repair work was completed in 2/2021 but we still have the customer's contents in our warehouse. The final step of the mitigation project is to return contents, to be delivered upon final payment of repairs. Technically, we see this as an active job. Would this count as a lien we can file? If not, what other options do we have.

Returning household goods at the completion of work likely does not qualify to "re-set" the time to file a lien. Generally, the last date worked is considered the last date labor or materials that are incorporated into the project. It's likely that you have other options available to you though. Appreciate the response. The materials we have stored were supposed to be replaced, not just returned. I know we have some wall trim and doors to be reinstalled. Would that be considered "incorporated" into the project?

If t's materials that you actually deliver and incorporate into the project, then it could be lienable. For purposes of the items you described, it's likely safest to consider "incorporated" to mean installed.

The clock starts on the date you return to the job to deliver and install those materials.

Sorry, I am slightly confused. What clock are you referring to? Can we still file a mechanic's lien but have to use a future date for "Date Labor or Materials Last Delivered"?
