The most important first step is to make sure your contract is clear and provides for attorneys fees if there is a dispute. Otherwise, you may eat up all your profit trying to collect. Thank you. I guess my specific question is, do we need to file immediately in Louisiana or send intent to lien immediately? We ran into this a while back, and can't remember the lien laws of when we have to start the process. We are only working on commmercial properties for emergency mitigation.
If you are doing exclusively commercial, I may have a better path forward for you.
Stricly speaking liens, I recommend proceeding with notice of intent and filing the lien immediately after work is completed as best practice.
