You cannot place a lien on the contractor’s property in the same sense as a contractor can place a mechanic’s lien on someone else’s real property under certain circumstances, but it sounds like you would have a potential claim against your contractor for breach of contract (among other possible claims). As part of pursuing that claim by filing a lawsuit, you can ask the court to approve the attachment of real and personal property of the contractor/defendant. If the court does approve attachment, then you have the ability to place liens on any non-exempt real or personal property owned by the contractor. You can also ask the court to approve attachment on trustee process, which can allow you to attach certain bank accounts owned by the contractor.
