We are GC!!! In Iowa is there another way to file a mechanics lien without first filing a notice of commencement??

Just curious as we typically don't file a notice of commencement on mitigation jobs over $6,500.00

For residential contracting, you need to file the notice of commencement of work timely to obtain a ML. The Notice is required.

There appears to be no exception in Iowa law based on the value/cost of the work being performed, so a general contractor is not entitled to the remedy of a mechanic’s lien unless the notice of commencement is filed. The notice must be filed within 10 days of the start of work, and any subsequent lien can only be for work performed after the notice of commencement was filed.
