Regular maintenance work typically won't rise to mechanics lien rights. Generally, lien rights are available to those who provide a permanent improvement to the project property. And, maintenance work that's regularly required generally won't rise to that level. Though, repairs and installations might. Of course, other options may be on the table - like sending demand letters, pursuing legal claims, going to small claims court, or even sending the debt to collections.
