What of lawn maintenance companies? Includes mowing, trimming, cleaning property (commercial + residential), leaf removal etc.? Owed $$$ against these types of services.

Generally, companies that provide maintenance-type services won't be entitled to mechanics lien rights. In order for lien rights to arise, there must typically be some permanent improvement to the project property. So, recurring services - like cleaning and lawn mowing - typically won't give rise to the right to lien.
