Should I sign this waiver?

Recently had a customer send this Lien Waiver to be signed and are withholding payment until signed. Please note that this is an ongoing job and since this waiver has been sent, more items have been delivered. As I read this, if I sign this I am waiving any right to file a lien even if the customer does not pay invoices that were billed after they sent this waiver. They failed to list invoice numbers or dates in this waiver. Should I refuse to sign this? "In consideration for the sum of $XXXX.XX and other good and valuable consideration, the undersigned does hereby fully waive, relinquish and release any and all claims, demands, suits or actions whether direct or indirect against (Customer's Name) and the Owner of the above-described Property, including, without limitation, any and all liens, mechanic's liens, or rights to mechanic's liens on or against the above-described property, building and premises, on account of or arising from any work, labor, services, goods, or materials heretofore furnished by the undersigned for said property, building and premises up to and including the date hereof and verifies that no portion of its claims or rights have been assigned to anyone. The undersigned further acknowledges that all bills, statements or invoices received by it for work, labor, materials, goods or services furnished for this project have been fully paid, settled and satisfied, that all sales, use or other applicable taxes, if any, have been properly computed according to law and have been or will be fully paid by the undersigned.
