Should I file notice of intent..closing is in 30 days

Hello. I'm in Wake county NC. I renovated my mother's house. We agreed after expenses wed split profit 50/50 and reinvest and I have that in writing. After numerous disagreements....and me completeing the entire renovation by myself in 6 months..we've got an offer for 252,000..22 more than our estimated sale price. She will not tell me how much she is giving me...I don't expect it to be half..but she won't say. It leads me to believe I'll be quite unhappy..and wants to wait until the closing...and I have no recourse. It closes in 30 days. I've told her in a week if she doesn't tell me..I'll have no choice to file a lien. What should I do to protect myself? 6 months of labor and her dealing with her selfish behavior....should I file before it's too late?
