Shall I seek legal counsel

TexasMechanics Lien

Painter has put a mechanic lien on my rental property. The reason for me not paying him for the amount requested is he was charging me by the hour and had prolonged the number of days worked and duration. I want to know if I should take legal action too. I want to settle the bill but not when he tacked amounts that didn’t have any explanation

I help contractors get paid and noticed you were having issues If you need help, feel free to reach out. I typically get my clients paid within a week, don't charge anything up front, and I don't require 50lbs of paperwork to get started. I'm not like attorneys that charge by the hour and take months or years.

Negotiate a resolution or do nothing

He has to file suit to foreclose and collect, so it will cost him $$$$ to do that.

Unless you are selling the property then there is nothing that will happen unless he files suit.

You have one of two options. #1. You can file suit to remove the lien or #2 You can negotiate a settlement. Obviously #2 is the most cost effective approach. On the other hand, if he refuses to work something out #1 may be your option. In that case, if you can show that his lien claim exceeds the amount of work he actually did, you might be able to both reduce the debt and collect attorney fees you might encounter.
