questions about the viability of a mechanics lein

New YorkMechanics Lien

Long story short. My house burned down November 20, 2018 Bronx, NY. The contractors last day of work to partially demolish the property(Roof, and part of the 2nd floor) was December 10, 2018. The contractor filed the mechanics lien on December 9 2019. is this lien still viable?

In order to extend a mechanic's lien on a single family home, the contractor would have had to get a court order--which means that you would have had to have been served with the papers. Further, based on the date (and because the extension, like the lien, is only good for one year), he would have had to have started a second proceeding to extend it into 2021 (and you would have had to have been served with papers for that proceeding, as well). If you weren't served, and assuming that there wasn't something fishy with service, it's likely that the lien has lapsed. You can always check with the Bronx County Clerk (basement of the Courthouse on the Grand Concourse) to ascertain that for certain.
