Stupid question from a new Florida homeowner... Putting a new roof on my home, the job is tile so expensive. The NOC is mandatory? And how soon is the lien released once job is complete and paid in full? Also how do you protect yourself as a homeowner from the Florida Contractors Lien? I know crazy questions. Thank you

The NOC protects you. So make sure it gets recorded. The NOC is not a lien. A contractor or subcontractor or material supplier can record a lien to secure their right to payment. But as long as payments are made properly and timely, liens are generally not recorded. Contractors have 90 days from their last furnishing of labor or materials to record their lien, and a year from recording of the lien to sue to enforce it.
