Question about an existing lien filed with your company.

PennsylvaniaMechanics Lien

The owner was served with the lien. And hired a lawyer. Lawyer is saying I cannot do what I did. And is threating to sue. Please advise how to proceed

Just because a lien is being challenged, doesn't necessarily mean it is invalid. As long as you indeed have the right to file a lien, and followed the required steps to file a PA mechanics lien, then it should be valid. Many times owners will have their attorney send a letter threatening to sue for an improperly filed lien. However, unless the lien contains false/incorrect information, a lien can't be challenged for incomplete performance, defective work, or any other unrelated reasons. I'd recommend seeking counsel from a local attorney to determine the validity of the owner's claim.
