Petition to Establish Construction Lien

We are a material supplier for a project in Silver Springs, MD. We are not the manufacture we are a material only dealer for the manufacture. We supplied material May 27, 2021 and last supplied material on June 30, 2021. Sometime shortly after the material was installed we were notified of a defect with the material, at that time we had not been paid for the our May invoice. We did send our Preliminary Notice to everyone on 8/19/21 and we also set our Notice of Intent to File Lien on 10/21/21 both via Certified Mail. Fast forward to now and the manufature agreed to remake all the material for the project at no charge, but they excluded the cost of removeing and reinstalling the new material, which will deliver on 3/16/21. There is still uncertianty as to weither the material is actually defective or if it was an installation issue. Right now we have still not been paid for the original material, but somehow we still need to protect our lien rights. Levelset is telling me we have to file our Perition to Establish Construction Lien by 12/27/21 in the circuit court via a Maryland Attorney. Obviously this is a complex situation with a lot of information all at once, but we would like some guidance and ability to hire a Maryland Attorney that specializes in these types of situations.
