As the GC, we have paid our subcontractor. Our subcontractor has not paid his subcontractor and they are threatening to file liens on our customers properties. What can we do and what are the requirements?

If you cannot get your sub to pay his/her subs, then I recomend you contact an attorney to determine the most efficient way to resolve the matter.

The sub that is owed the money should place the debt with a certified commercial collection agency to collect the debt. Once the debt is collected, your problem is resolved and you don't have to worry about a lien being filed. If for any reason the agency can not collect, they won't owe anything and they can then seek legal actions. Feel free to contact me for specifics. Best regards, Steve
