Understanding that a Texas foreclosure will extinguish subordinate mechanic's liens, if a lender forecloses on a deed of trust in Texas, and there are subordinate mechanic's liens on title, if there are excess proceeds at the foreclosure sale (i.e. lender is paid in full, with cash left over from a third-party bid), does the trustee conducting the sale pay the excess proceeds to the borrower/owner of the property or to the mechanic's lien claimants?
