Paying for Unlicensed Electrical work

GeorgiaLicenses

What if I discover my builder did not use a licensed electrician? No licensed electrician ever stepped foot on our property. Name on subcontractor affidavit turned into the city had an electrician name and company listed that our builder was totally unfamiliar with. Am I obligated to pay builder for electrical work?

You may very well have a defense to payment based on the work having been performed by an unlicensed subcontractor. You also may have a defense based on the status of the GC's licensing. If unlicensed, this would likely create a defense to payment and also make any lien invalid.

The GC is licensed (not in electrical though). We also did bring in a private home inspector. Inspector found major code issue with electrical panel and fire hazard. He also found many other electrical code violations and issues.

If neither the GC or the sub has an electrical license, that would be a problem. Please feel free to contact me by email at rstorrs@storrslaw.com or by phone (at (404) 500-6302) if you have additional questions or desire a further consultation. Thank you.
