I am owed $18,945 on a project which the lien deadlines have passed. Elegant are my options?

Are you owned by the general or by the owner? If by the general, then speak with an attorney so they can guide you through notice to disburser and options as to the trust fund statute. They can also discuss your lawsuit options as you can use county court rather than district court. If you wanted to save some money on legal fees, you could arrange for a limited representation. Our office has done these many times. If there is an attorney fee clause in your agreement and the party who owes has loads of assets that can be attached, a full representation could make sense but legal fees can run up quick in litigation. Reach out to attorneys soon as delay does not help. Most construction attorneys, like our office, provide free initial phone consultations.
