Missed deadline for WA mechanics lien deadlines and enforcement for uncollectable amount. What should be our next steps?

We requested for a change order in December 2019 and customer agreed to change order in January 2020. Customer hasn't sent change order, but sent an email notice in May 2020 that the owner of the project has exercised the right to take over the balance of project. Our customer and the owner are refusing to pay and say its the others reasonability. We have missed all our lien rights deadlines, but have been providing prepaid service work to the owner.

You always have the right to sue the customer for any unpaid work or if your customer is bonded you can claim against the bond.

Be sure to keep accurate records of all work and fees incurred and send regular billings to the owner and customer. You may have lost your lien rights, but your legal rights to enforce payment are still there. You should demand payment arrangements and if that does not happen, then have a local attorney threaten litigation.
