I have filled a lien on a job that I haven’t been paid on, I want to know if there is any action on my part that I need to take further to insure I will get paid if owner sells or refinance the property.

You need to file a lawsuit within 90 days from the date that you record the lien, or your lien is void. I suggest you contact an attorney who knows about construction law to help you.
