If the lien was not perfected within 60 days after your notice of contest, then the lien is void and does not encumber the property any longer. You don't need to have the county records reflect that necessarily, and it would cause you to incur expense to do that. One strategy would be to demand that the lien claimant cancel the lien of record. Regardless, you may simply need an attorney's opinion that the lien is null and void.

If you have filed a correct Notice of Lien Contest, the claimant has 6 months from that date to commence an action. If you need an attorney, give me a call. 770-390-9950. Josh Stone. Firm is Stone & Bellus, P.C.

You're actually correct. The lien is void after 90 days because while the claimant has 60 days to file an action, there is another 30 days within which to file a Notice of Commencement of the lien action. So after 90 days, if there is not Notice of Commencement of the lien action, the lien would be extinguished.
