I just got done rehabbing an entire house for a customer , note there’s no official contract and everything was verbal ‘ customer knows after the house was redone that I was interested in buying the house and the sweet equity of the work that was completed would be deducted off the purchase price ‘ the owed sweet equity is close to $100,000 in rehab labor two years of reconstructing this house ‘ now it being Jan 16/22 I got an appraisal done and now found out that the house Evan after rehab isn’t worth what he stated $330,000 the house is only worth $234,000 ‘ so now instead of selling me the house he wants to sell the house in the spring ‘ Bc he can’t get what he expected so he could take off what he owes me $100,000. For the rehab hrs and labor and transportation of materials ‘ I want to put a Lein on the house ‘ I have all the before and after pics and everything else recorded and documented’ What do I do as it’s comming upon the 60 days I stopped working on it ‘ Thx Tom

If you performed work on a project, and the owner was aware of the work but didn't pay, you can absolutely file a lien. Proving the eventual case may be difficult, but that is no reason to refrain from filing a lien, as the lien itself may be enough to secure payment.
