Job has been completed for 5 weeks . Still waiting for final payment. When should I exercise my Lien against owner?

I am a Gen. Contr. and still waiting on final payment. Owner has house for sale ....and she is working with her Home Owners Insurance Co. to pay her to pay me. I don't want my time to run out to exercise my Legal Lien Rights to be paid.
