Great, getting paid is the desired outcome of any lien filing. Once the claimant has been paid, however, there are rules related to the release or cancellation of the lien at issue, so the property is free of the encumbrance. In Texas, once a lien is satisfied, the lien claimant is required to release the lien no later than the 10th day after the date a written request to release the lien is received from the property owner, the general contractor, or any other person making payment to the lien claimant. The form of the lien itself is only required to be "in a form that would permit it to be filed of record." Accordingly, a lien release should reference the original lien to be released, and include the information and follow the formal and page-specifications required for the recordation of a lien itself. A lien release or cancellation must be filed in the same county recording office in which the original lien was filed. You can find a list of every county recorder in Texas here. Or, you can make the process easy by filing your lien release online, here, by selecting "Release a Lien."
