in the situation when mechanic’s liens (ML) filed in the land records have not been enforced with a Complaint filed in the Fairfax Circuit Court, - Is it correct that ML statute requires that any ML filed against real property in VA must be enforced by a Complaint to Enforce a ML within 6 months of the day of the original filing of the ML – otherwise it is no longer enforceable and becomes a nullity.

There should not be another step. If a lien is not enforced within the time frame it becomes dead letter. However, some title companies will request a release be recorded.
