Is Foreclosure my next step?

IndianaForeclosureLien ForeclosureMechanics Lien

We are an Architecture Firm which provided professional services for a Client in Indiana. Per that State law, we filed a mechanic’s lien on them because they paid the retainer and no monies since. We understand the Mechanic’s Lien is only effective for 1-year in Indiana and we have been advised to Foreclose on the Client as they are the building owner for the structure which was the subject of our services. A few questions: 1. Is it true the Lien expires? In our case, 1-year would be November 2021. 2. Should we re-new the Lien or pursue Foreclosure? 3. What are the fees and timeline associated with Foreclosing on a Client?

Give my office a call so I can get some more information regarding your case. Typically, unless the owner forces your hand with a 30 day notice, you'd have to renew before a year. We routinely handle these types of matters in Indiana. I look forward to speaking with you. 260-782-1712. Best, Nick
