Is a NoC needed on a rehab project of an apartment complex or is it for new construction builds only in Ohio?

Ohio

We are a GC hired to complete the interior rehab of the units in an apartment complex. Does a notice of commencement need to be filed in Ohio for this type of work?

A notice of commencement is not required to be filed on any project in Ohio. However, a notice of commencement may be recorded on any project (except home construction, but an apartment building of four or more apartments does not constitute home construction) where a mechanic's lien could arise. A mechanic's lien could definitely arise from this project, so you (or the owner) can record a notice of commencement.
