I would like to file a lien against a property that I paid off, paid 2 years taxes, did recent upgrades to sell-30K?

i paid off my mothers house; paid 2 years taxes; renovated and was to be listing to sell. she owes me 30k total. i want to collect money. do i lien property/ do i file suit? it has a contract pending. I have a signed contract fron her for some of the work and all the invoices, receipts, bills, etc. 30K

You can file a construction lien for improvements you made to the property so long as you are still within 90 days of the last day you performed work at the property pursuant to the contract. The construction lien will not help you out on the payoff or taxes because those amounts cannot be included in a construction lien. You may want to talk to your mother about having a mortgage on the property or something like that to secure your debt.
