That's a good question. First, regarding notarization - every state acknowledges notarizations made in other states. i.e. When a document is properly notarized pursuant to the notarization rules of the location where the notarization takes place, that document is considered validly notarized in every other state. Granted, for a document to be notarized, it must be signed in the presence of a notary. It's worth noting, though, that an agent for the party seeking notarization can sign a document for that party (just as any business must be represented by some agent in order for the business to sign any document) - and where that agent presents the document for notarization in the presence of a notary, the document may be signed and notarized in whatever state that both the agent and the notary are present (so long as that notary is notarizing within their jurisdiction and notarizing the document in the manner required by that jurisdiction).
