I need to File Extension or Enforce Lien.. but date expired

I supped extend the Mechanic's lien within 90days.. Is there any I can expand

There is no way to extend the deadline without the cooperation of the owner. If the owner is willing to cooperate you can have the owner execute an extension of credit. But this must be signed and recorded before the lien is expired. If the deadline has already passed, there is no way to extend. The deadline runs 90 days from actual project completion by all trades or 150 days from a complete cessation of labor by all trades if the project is incomplete. If the deadline has already passed, you are not out of options. You can still bring legal action for breach of contract and/or potentially make a CSLB claim.

What are the options when you file an extension but the owner sends a release of mechanics lien citing timeframe expired? Is there still an option to pursue foreclosure on the property against the homeowner who has not paid?
