I am past the filing deadline for a lien

TexasLien Deadlines

The filling deadline to file a mechanics lien has past on some client's accounts and payment still has not been received. What are my next legal options to get payment from these clients?

Begin by sending a demand letter. One from an attorney will pack more of a punch, but if you prepare it yourself the basics will include: (1) the amount of demand and brief basis for the amount, (2) the deadline to pay (usually at least 30 days, but can vary depending on contract language), (3) date of the letter, (4) your signature, and (4) sent via certified mail and regular first class mail. Once you are represented by an attorney, you may begin making demand for attorney's fees and court costs as well. If they fail to respond to the demand letter, a lawsuit is usually the next step in the process.
