I am a homeowner in the state of Florida requesting advice on lien waivers for a job for hurricane shutters on my home

I own and live in my home in Florida. I am ordering Hurricane storm shutters through a contractor. The contractor has taken measurements of my windows and patio doors openings and will be ordering the construction of the hurricane storm shutters as per those measurements, and upon his receipt of the hurricane shutters will install the hurricane shutters on my home. I am going to be paying a 25% deposit (via charge card) to the Subcontractor payable to the GC upon my signing the Proposal (contract) For Service for this job. At the time of my paying the 25% deposit for the beginnings of the job / and for the contractor to place the order for the construction of the hurricane shutters which as specified in the Proposal for Service will be constructed by Eastern Metal, is that considered the beginning of the job and am I to request that the subcontractor sign a lien waiver and what about the company who is constructing the shutters that I have no contact with?? I would appreciate your recommendations.

Lien waivers are generally given in exchange for payments. Ultimately, they act a lot like receipts. If you'll be requesting an unconditional lien waiver, that should probably be given after the other party has been paid. Or, if you're looking for protection before payment is made, then a conditional lien waiver can be given - and that waiver will become fully effective once payment is made.
