Once a mechanics lien is satisfied or the 1 year validity period has commenced, a lien should be released. Florida lien law doesn't specify exactly when a lien needs to be released or assign any penalties for failing to release a lien. To release a lien the correct form is required and must contain all of the required information to effectively release the claim. 

Once the lien release form is complete, the actual filing of the lien release is not different than filing any other document. The lien release will be filed in the same county recorder's office where the initial lien claim was filed. You should be able to contact the correct Florida county recorder office to determine if a lien release has been filed for the property in question. However, hopefully once the lien was released a copy of the recorded form was sent to the property owner.

Checking the property record to see if a lien release has been filed should be a pretty simple process. A good first step might be to contact the county recorder's office to simply ask. You can find the contact information for your local recorder here: Florida County Recorders. Even if they can't provide you with that information over the phone, they could advise you on how to get that recording information. Additionally, if someone has told you they've released a lien on the property, requesting that they provide you a copy of the filed lien release could be a good step too.
