Review the notice for accuracy as to ownership, property address, contractor and lender (if applicable). If any of the information is incorrect, send a letter to the party serving the 20-day notice and inform them of the inaccuracies. If it is correct, you don't need to do anything. The 20-day notice does not create a lien, but does preserve rights in the event that the contractor is not paid for the job. Just make sure you pay for the work and materials that the contractor provides.
