When discussing mechanics liens, the term "perfect" refers to the recording/filing of the mechanics lien. This is common misuse of the terminology. However, since you already have a filed lien claim, they most likely are  referring to the "enforcement" of the claim. Once an Ohio mechanics lien has been filed, it will typically be valid for 6 years from the date the claim was recorded. However, Ohio law allows a property owner to significantly reduce this time period by sending a Notice to Commence Suit. If served with this notice, the deadline to enforce your claim is only 60 days from receipt of the notice. This tactic is typically used by property owners when either (a) they think the claim is meritless, or (b) they are essentially calling your bluff and hoping an enforcement action won't be initiated in enough time. You should consult with a local Ohio construction attorney as soon as possible to discuss your options. We have a few Ohio attorneys in our Expert Center Community that you may want to reach out to personally. Good luck!
