The fastest and easiest way to get a mechanics lien removed will typically be to convince the lien claimant to release their lien, themselves. So, trying to reach a settlement or otherwise forcing a claimant into releasing their lien - like in a situation where their lien may be invalid or even fraudulent - will often be option number 1. Further, bonding off a filed mechanics lien claim could be another fruitful option. By filing a mechanics lien release bond, an owner can have a mechanics lien discharged from their property and transferred to that bond. Of course, this doesn't mean the mechanics lien will just disappear - the claimant can still pursue recovery against the bond. But, it will at least free up the property title. Finally, challenging a lien filing by taking legal action can be an effective option, albeit not always an attractive one.
