how much will it cost to foreclose a lien in California?

I have potential lien foreclosures on separate properties for $18,690 and $26,143. Both properties are valued in the millions

You will no doubt get a lawyer answer here from any practicioner--- "it depends."   If it is a straight foreclosure (i.e., not also suing for breach of contract or other third parties), it should be relatively inexpensive.  The value of the real estate you have liened does not factor into the equation regarding your costs to foreclose. The court cost to file your first lien is $390 (under $25,000) while the court cost to file your second lien is $450 (over $25,000).  You can probably figure on about 1-2 hours of attorney time to get each complaint on file so perhaps add $500-$1000 for each lien foreclosure lawsuit.  The attorney you select can better pinpoint the cost after they have a chance to review your documentation and assess your case. ---CN

The lien for $18,690 is for a tenant improvement. The owner is aware and has approved of the work and it is the owners name as well as mine on the building permits, not the tenant. Would I be filing a lien against the lease or the property?

Was a preliminary notice served on either or both?  Your lien may include both depending on the facts.

So, basically, if a contractor gets ripped over a matter of $2,000 then it is pointless?  As it is, ANY home owner can make an excuse to not pay the final payment then offer $300 less  because they know the cost of a lien starts at $300 in CA. No contractor will go through the efforts required to get their $300 back......
