How many prelim notices need to be sent by arizona contractor on a development

If a HVAC subcontractor is contracted to work on a development in Arizona, do they need to send prelim notices on every single lot, or just for the one contract. These are homes that are being built for buyers so the builders will give the hvac technician one big contract for all of the lots and the builders will work on all of them in phases. phase 1, 2, and 3.

First of all, my hats off to you for spotting this issue, which has been known to be overlooked and to cause problems. As a general rule, notice is only required to go to the current owner of the property. So if that is the developer, meaning the lots have not yet been subdivided and sold, then you don't need to worry about lots. If some lots have already been sold, it is the best practice to send notice to the new lot owner, but not necessary. If you are able to do so, it may save some confusion and possibly a lot of money down the road.
