I am a roofing contractor in Dallas Texas filed a lien in July 20 20 for a balance of $11,000 on a job. Title company contacted me today the guy is trying to sell the house and she wants to know how much I will except for payment of the lien. I’m pretty sure the lien has expired after two years can I re-file the lien?

lien has most definetly expired, are you still owed? Just because the lien is expired, it does not take away the fact that they still owe you.
