How long does a contractor have to file a lien on a house in California?

I am a home owner. A job was done that was never completed, so have not paid. This was 2 and a half years ago. The house was my elderly mother's home at the time the job was started in February 2020, she passed away 6 months later. I inherited her home June 2020. I am selling now and currently in escrow, about to close yesterday and get a call from title company that a lien was put on my house two days prior. All of a sudden, out of the blue?? Additionally I received nothing to advise me of this filing. No certified letter, as I have read is necessary prior to filing. Would greatly appreciate your opinion and advice. Thank you!

Generally, the contractor has 90 days after completion of the project to file the Mechanics Lien. See Civil Code sections 8410, 8412, & 8414.
